The statements that I have made are true and correct. By signing this document, I hereby authorize Springfield Property Management, Inc. to contact my past rental references, check my credit, verify my employment history, and perform a criminal background check. I understand that this does not constitute a rental lease or agreement in whole or part.
Rental Application Criteria Notice: All applications for residency are processed in accordance with specific criteria. In reviewing your application, the following items will be taken into consideration:
- Your credit history will be checked through the appropriate credit-reporting agencies and applicable governmental agencies. Discharged bankruptcies are acceptable.
- Information pertaining to the last three years of your resident/rental history must be provided on your application. Information must include following: 1) The complete address of each residence 2) The names, addresses & phone numbers of each landlord 3) The dates of residence at each address.
- (If you owned any places of residence, then information regarding your mortgage lender should be substituted for landlord information, along with the loan number.) A negative rental reference, unpaid balance to another property company, and unpaid balances to a utility company will be grounds for denial of your application.
- Your local employer and/or other source(s) of income will be verified. You must include phone numbers of your current & past employers for the prior 2 years. Your gross monthly income must exceed three times the monthly rent of the residence for which you are applying. If you are unable to verify your income or if you have a marginal status regarding any of the categories above, either a guarantor or an additional deposit may be required. In addition, if you are marginal in two or more categories or if you have high risk status (such as previous evictions), you may not be approved.
- Your name and identity will be verified against records of law enforcement agencies. We reserve the right to refuse rental of our properties to persons who have been convicted of a felony or any drug related activity.
A fee of $20 for checking checking credit and work history and
processing of application will be due at time of lease signing. |
