- Do you accept pets?
Yes. We allow you to keep up to two pets in the property. - What fees are due upfront?
First month’s rent and deposits. That’s all. We don’t require the last month’s rent up front. - What steps do you take to assure your properties are safe?
Our properties are recently remodeled and have been inspected for safety. They come equipped with smoke alarms, and deadbolts. You can also upgrade to outside security lighting. - What if I am out of town when my rent is due?
If you are using Automatic Bank Draft or a credit card, it won’t matter, your rent will always be paid on time and you’ll always get the $50 in discount rent (provided you have money in your account or available on your credit card). If you are out of town and suddenly remember, you can call our office and give us a credit card number and that’ll result in your rent being on time. - What if my rent is late?
That would be a bad thing. The owners we manage for have to pay the mortgage, taxes and insurance monthly. They can’t pay those bills if you don’t pay the rent. Failure to pay rent on time will result in late charges and disqualification from the Discount Rent Program. That program is worth $600 per year to you. That’s almost like a month’s free rent. - Do you rent month-to-month?
Yes, be sure to ask what the rate is for the property you are interested in. - How long are your lease terms?
We offer 1, 2 and 3 year leases. - When and where do I pay rent?
Rent payments are due in our office by 5:00 p.m. on the first day of the month. The office is located in the Cobblestone Office Condominiums at 2847 S. Ingram Mill, Suite B102, in Springfield, Missouri. There is a drop box for your convenience.
Methods of Rent Payment

- Automatic Bank Draft **Preferred**
- Credit Card (4% Convenience Fee)
- Cashier’s Check or Money Order
- Personal Check ($5 Check Handling Fee)
